| Resumés Maureen Mastroieni has 23 years of real estate experience, primarily in the area of appraisal but also including real estate sales, property management and architectural design. She has worked with several national firms including Marshall & Stevens, Strategis and Pannell Kerr Forster before starting her own firm in 1992. Ms. Mastroieni has performed real estate appraisal and consulting for all types of commercial and industrial properties, as well as special purpose facilities such as marinas, timeshares, retirement communities, exhibition halls and environmentally sensitive properties such as wetlands. |

Ms. Mastroieni has testified before the Court of Common Pleas and Federal District Courts in Pennsylvania and Maryland and before Tax Courts and Appeal Boards in Pennsylvania, New Jersey, Maryland, New York, North Carolina, Texas, Mississippi and Connecticut. Her articles on real estate appraisal and finance have appeared in several local and national publications. Ms. Mastroieni serves on the Board of Directors of the Commercial Real Estate Women and TriState Commercial & Industrial Association of Realtors. She is a member and Past-President of the Philadelphia Chapter of the Appraisal Institute. She is proud to serve on the faculty of the Appraisal Institute, and has taught Report Writing and Valuation Analysis at Georgetown University, Boston University, Arizona State University, and other venues. |

| FRANCIS C. MULLER, Senior Appraiser Frank Muller has twenty years of experience in real estate, including sales, real estate appraisal and feasibility analysis, as well as analysis of development projects. Mr. Muller has worked in both local and national markets, most recently specializing in appraisals for condemnation and property tax. He has appraised more than two dozen properties in Dauphin, Mifflin, and Huntingdon Counties relative to the improvement of State Route 322/522, and has appraised a number of properties for Philadelphia International Airport. He has supervised valuation and consulting engagements for a variety of business purposes, including evaluation and review of institutional real estate portfolios, development potential and project feasibility, highest and best use, financing, insurance, estate tax, ad valorem review, and eminent domain. Mr. Muller is our project manager for multiple-location assignments resulting from mergers and acquisitions, and in this capacity has appraised such diverse properties as amusement parks, funeral homes and cemeteries and residential subdivisions. Mr. Muller is a graduate of Temple University and is an associate member of the Appraisal Institute. |
OBIE MILD, Director of Market Research Obie Mild is our most excellent director of market research, which is an essential position in a real estate appraisal firm. Since joining the firm in 1997, she has completely reconstructed our market data files and comparable sale data. She has held various positions in the real estate industry in the areas of sales, leasing, development and management for over 20 years. Marketing specialties include condominium conversions, investment properties and rehabilitation projects. She has also provided consulting services to developers seeking assistance with rezoning and subdivision approvals. Prior to joining Mastroieni & Associates, she worked with Cole-Layer-Trumble (CLT), participating in countywide mass appraisals in Montgomery and Chester Counties. At CLT, she worked for three and a half years on the team that evaluated all of the commercial, industrial, and tax-exempt properties in Montgomery County as part of a county-wide revaluation for real estates taxes. JIM HAYES, GRI, Associate Jim Hayes began his real estate career in residential real estate sales, but has also been appraising commercial and industrial properties for more than six years. He has worked on several condemnation assignments involving partial takes and easements, and has appraised properties for ad volorem review. Mr. Hayes is a graduate of S.U.N.Y. Binghamton with a B.S. in Industrial Technology and an A.A.S. in Construction Technology. He is also a graduate of the REALTORS Institute and holds the GRI designation. HOLLY L. NEELY, Real Estate Appraiser Assistant Holly Neely joined the firm in 1999, and immediately took responsibility for setting up and managing our database of digital photography, as well as Internet research and mapping. Areas of particular expertise include HUD market rent surveys and lease-by-lease analysis for cash flow projections. She has completed appraisals of apartments and small commercial buildings. Ms. Neely graduated from Pennsylvania State University, where she studied real estate, urban property rights and land use issues, urban geography and real estate appraisal. MELANIE PITTNER, Senior Real Estate Appraiser Ms. Pittner has seventeen years of experience in real estate, with special emphasis in appraisal and feasibility analysis, as well as the analysis of development projects. Clients include numerous Fortune 500 companies, lending institutions, insurance companies, law firms and individuals. Melanie Pittner specializes in multi-location assignments and has traveled extensively throughout the United States. Prior to joining Mastroieni & Associates, Ms. Pittner was a Senior Associate in the Real Estate Advisory Services Group of Coopers and Lybrand. She is a graduate of Emory University and is an associate member of the Appraisal Institute. LINDA L. STEPHENS, MAI, Senior Real Estate Appraiser Linda Stephens has held positions with several national firms - including Marshall & Stevens and Laventhol & Horwath - before starting her own company in 1988. She is now affiliated with Mastroieni & Associates as an independent contractor. Ms. Stephens has worked on numerous assignments involving multi-discipline valuations (real estate, machinery, equipment and intangibles) and most recently appraised Dorney Park, an amusement and water theme park encompassing 130 buildings, land improvements, machinery and equipment. Ms. Stephens lives and works in Allentown. Her appraisal experience is extensive in the Lehigh Valley, the Poconos and the Scranton-Wilkes-Barre areas. CAROL RUSH, MAI, Senior Real Estate Appraiser Carol Rush was associated with Equitable Real Estate Investment Management, Inc. for 12 years where her responsibilities included mortgage underwriting, portfolio valuation and analysis for acquisition/disposition/expansion decisions made on behalf of The Equitable and its pension fund clients. Ms. Rush has since established an independent practice in real estate valuation and counseling. She is affiliated with Mastroieni & Associates as an independent contractor, specializing in appraisals and market studies for apartments, for-sale and affordable rental housing, retail facilities and office buildings.
